"DOMUS DEVELOPMENTS - North Point Lofts"

London’s first modern loft condo community is a hit. North Point Lofts, built by Domus Developments at 1705 Fiddlehead Place in the heart of the city’s northern Masonville district, has sold more than 65 per cent of its 51 boutique condo residences.

Spacious two- and three-bedroom open concept suites, ranging from 1,100 to 2,000 square feet, in this four-storey building offer an airy ambiance, enhanced by soaring 10- and 12-foot ceilings. Full-height windows and expansive outdoor living spaces – oversize balconies, including corner wraparounds, and ground-level fenced courtyards – offer bird’s eye views of the surrounding countryside.

A third tower has joined Tricar’s community of upscale rental apartments in south London’s Westmount neighbourhood at Southdale and Wonderland.

The 12-storey Westmount III, the first smoke-free building in this development, comprises 169 one- and two-bedroom suites – some with dens – ranging from 700 to 1,400 square feet. All feature oversize balconies.

"THE TRICAR GROUP - Villas of Wortley"

Villas of Wortley, Tricar’s newest building of luxury rental suites, is designed to reflect its neighbourhood, inside and out.

Located in London’s Old South, at 89 Ridout St., this boutique four-storey property, with just 36 suites, combines modern construction with Queen Anne architecture to blend seamlessly into the streetscape of historic homes.

Inside, the architecture has been designed and crafted to connect the building to the established community and offer detail and craftsmanship unlike any other residence in the neighbourhood, says Jody McKee, property manager.

The one- and two-bedroom suites - some with dens - feature spacious kitchens with a choice of light or dark wood cabinetry and quartz countertops, complemented by stainless steel appliances. Large energy-efficient windows, plus generous balconies and ground-level terraces, deliver abundant natural light. And, there are convenient ensuite laundry facilities.

"DOUG TARRY HOMES - Orchard Park"

The design team at Doug Tarry Homes has flexed its creative muscles and come up with two new floor plans for bungalows in St. Thomas’s Orchard Park neighbourhood.

“It’s something new for us and fun for the customer,” says Doug Tarry, marketing director and lead designer.

Both would suit empty nesters but would also be ideal family homes, he says.

“As we’re finding more customers developing basement space as bedrooms, especially those with older teenagers, this is really ideal one-floor living,” he adds.

The Sapphire features an open concept, with a central great room overlooking a rear covered porch, and a separate wing, with master and guest bedrooms, along one side.

The Dunmoor offers three bedrooms, one overlooking the front covered porch. It showcases the upgraded finished lower level, with a recreation room, hobby room, and games/media room.

Both include two-car garages, main floor laundries, and generous kitchens with the company’s signature walk-in pantry.

Exterior features include a stone skirt and James Hardie horizontal plank siding, designed in the Craftsman style but with some Victorian detail, Tarry says.

They are also high-performance homes, he says noting the company is becoming recognized for innovation and pushing the envelope, particularly with energy efficiency.

"GRAYSTONE HOMES - The Eight at Warbler"

The concept that good things come in small packages may well apply to a new condominium neighbourhood planned for Southwest London.

The Eight at Warbler, a boutique condominium community that will include just eight custom homes, is being developed by Graystone Homes in Riverbend’s Warbler Woods, southeast of Oxford Street and Westdel Bourne.

The homes will be one-floor, with the option of a loft, and a minimum 2,000 square feet.

Each will be upscale and custom designed, with uniformity only in the exterior colours and materials - stone, stucco brick and shingles, says Graystone president Derek Anderson. They will be priced from the mid-$600s.

A premier feature of the community, Anderson says, is the location, with five of the lots backing onto a wooded, environmentally-sensitive area that will never be developed.

“That’s very attractive and what discerning purchasers are looking for in what is most likely their last home purchase,” he says.

As vacant land condominiums, the purchasers will own the home and assume title of the lot but will enjoy maintenance-free living, with monthly condo fees covering such outdoor tasks as grass-cutting, snow removal and irrigation.

Graystone is currently taking lot reservations while they work with potential clients on the designs. Occupancy is expected by spring of 2017.

"GRAYSTONE HOMES - Upper Richmond Village"

A new condominium community of one-floor homes is under construction in North London’s Upper Richmond Village.

The Legacy of Upper Richmond Village is a collection of 31 detached homes, ranging from 1,500 to 1,800 square feet, being developed by Graystone Homes.

These are vacant land condominiums, notes Graystone president Derek Anderson. The residents own the house and land but their condo fees cover outdoor maintenance, including grass cutting, irrigation and snow plowing.

“It is the best of both worlds for the empty nester/retiree client,” Anderson says. “It gives them the opportunity to not give up individual home living while having the flexibility to travel, to be away for a month at a time and know things are looked after.”

The Legacy offers four home plans, all featuring an open-concept kitchendinette and great room, master suite with generous walk-in closet and ensuite bathroom, a second bedroom/den, main floor laundry, covered front and rear porches and two-car garage. Graystone will also customize plans specifically for the client.

A model home will be available for viewing October 1. Surrounded by natural areas, with parks and walking paths and a planned commercial core, Upper Richmond Village is also just minutes from myriad shopping, dining and entertainment amenities in Masonville.

"SIFTON PROPERTIES - Evergreen at Warbler Woods"

Evergreen at Warbler Woods, a new condominium lifestyle community developed by Sifton Properties in London’s west end, is designed to attract buyers who are looking to downsize from that large family home that has simply outgrown them.

While sales representative Barb Owens believes “the term ‘downsizing’ should be renamed ‘prioritizing’ or ‘recalibrating’ for quality of life and peace of mind,” she says it’s an investment that can reap benefits for homeowners for many years ahead.

"PINNACLE QUALITY HOMES - Countryside Estates"

Pinnacle Quality Homes is building a collection of homes in Stratford’s new Countryside Estates neighbourhood.

A variety of designs, featuring two- to four-bedrooms, are available, with choices in interior finishes. Pinnacle will also work with purchasers to customize a plan.

Pinnacle’s commitment to quality and energy efficiency in every aspect of their builds sets them apart as the “peak of excellence,” says builder John Meinen.

"McKENZIE HOMES - Victoria on the River"

McKenzie Homes is showcasing its new model home in southeast London’s Victoria On The River community.

This natural oasis borders the Thames River and the Meadowlily Woods Environmentally Sensitive Area. It features a network of hiking and biking trails, plus ponds, ravines, creeks and parks.
